Celebrated Valley architect J. Barry Moffitt, AIA, designed this Contemporary 10,267-square-foot compound on 1.6 acres of gently rising desert in north Scottsdale.
Comprising three separate north-south-facing homes in the Pima Acres community, 8845 East Sierra Pinta Drive offers privacy and security, the highest level of construction and materials and views of city lights and the McDowell Mountains. For collectors, three garages accommodate eight cars, more if you add lifts, with generous storage.
Built in 2004, the three differently configured homes together have nine bedrooms and 8.5 baths, all recently updated and on one level. The roof has also been updated recently as were most of the home’s ten air-conditioning units, which were fitted with energy-efficient ones.
“This campus of houses represents Arizona indoor/outdoor living at its best. Intimate breezeways connect three separate living quarters each with dedicated courtyards and garages,” says Frank Aazami, principal of the Private Client Group of Russ Lyon Sotheby’s International Realty, Scottsdale. “It’s a foothills treasure not to be missed.”
That craftsmanship includes masonry block and steel construction, supported by 20 concrete pillars in four-foot-deep concrete footings. Two brothers built most of the home, one the blocks and the other all the woodwork, says the owner, a retired cardiologist. The roof is trimmed in patinaed copper.
Inside are quality materials such as teak and Blue Pearl granite floors, cedar ceilings, shaded skylights and custom woodworking. In the entry courtyard, a bronze eagle sculpture by James Lee inspiringly greets you. “He had a stroke in the 1980s and was paralyzed on his right side; he did it in a wheelchair with his left and nondominant hand,” the doctor explains.
Energy efficiency is furthered inside and out. All living areas and most bedrooms have access to cooling courtyards and breezeways, and overhangs shade the double-pane low-e tinted glass throughout. All three homes are separately zoned for air-conditioning. The water system includes a recirculation pump. The owners report that the highest monthly electric bill they’ve paid is $1,500 for all three homes.
Each residence has a laundry room with a washer and dryer, including a set in the workshop garage, generous storage, security systems, outdoor cameras, Sonos surround sound, walk-in closets, central vacuum, gas fireplaces, Wi-Fi, water- system leak alarms and generous storage. Indoor/ outdoor living is accessible through a sliding glass wall in the main house to the low-maintenance backyard with an Endless Pool, artificial turf and oversized covered patio.
“Having family here under one roof, with everyone independent, is one of the many joys we’ve had,” says the owner, who with his wife, a just-retired medical practice manager, raised their combined family of five boys here. “The home would also work great as a corporation getaway,” he adds. The couple is downsizing to a home in the same foothills area where they can continue their lifestyle of biking, hiking and dog-walking.
Inside the approximately 5,000-square-foot main house are a gourmet eat-in kitchen with Wolf and Subzero appliances, a prep/entertaining island, breakfast nook, butler’s pantry with quartz countertops, dining room, a large living room with a focal-point suspended gas fireplace, a powder room with a teak wall and a granite sink and an office. “The design is open, but it’s form functional, too,” he explains. “So instead of just one space, areas are discreetly separated according to use, such as the kitchen, dining room and living room.”
The primary bedroom, with teak wood floors, has a sitting area, walk-in closet and private patio. The master bathroom has double granite sinks, two private toilet rooms and a jetted tub. The adjacent fully fitted training room for professional athletes includes a steam room. The two-car extended-depth and-height garage includes an epoxy floor and built in cabinets and an adjacent mud room. Three other bedrooms complete the layout; two of these are connected by a “Jack and Jill” bathroom and the other has a bath.
In the second home, the “mother-in-law” guest quarters, has an open-concept kitchen/living area. Renovated five years ago, the kitchen is equipped with Thermador appliances and quartz countertops; a generously sized pantry is adjacent. The primary bedroom is spacious with a walk-in closet, a private patio and great views. The owners frequent a quiet office/media room to work, watch television, text, email, play games, read and lay back.
Also featuring skylights, the third house has a 60-foot skylight in the living area. Two of the bedrooms also share a “Jack and Jill” bathroom that was updated three years ago. The large open living room and dining room area has access to a loft meditation/office area with white-ash stairs made by the owner. The large primary bedroom has two glass walls with sliding glass doors, a custom closet area and a private bedroom patio. A dog run area is accessed through slider glass doors.
The owner uses the four-car tandem garage, with epoxy floors and built-in cabinets, as a woodworking workshop; here he has created a work bench for the space as well as professional-quality stairways, bookcases, tables and exacting veneers. His wood library includes oak, poplar, walnut, white ash, maple and other varieties. He will sometimes wrap one wood around another.
The community is standout, too. Pima Acres is a prestigious north Scottsdale neighborhood of acre-and-a half-plus lots, close to desert preserve trailheads, DC Ranch amenities, shopping, restaurants, golf and freeway access. The temperatures are about 5 to 10 degrees Fahrenheit lower than those at the Scottsdale Airport five miles south, a welcome difference during the summer, in particular. “Please discover this home,” Aazami says. “This treasure won’t stay hidden for long!”
This magnificent three-in one compound is offered at $6,495,000. The furniture is available on a separate bill of sale. The HOA mandates no short-term rentals.
