Frank Aazami’s Featured Listing
Beauty, functionality, transparency, quality: This 5,898-square- foot single-level home in north-central Scottsdale, 11221 North 75th Street, blends contemporary design and superlative construction quality and finishes. A car collector can easily expand the four-bay garage on adjacent land behind the RV gate.
“No expense was spared in building it, resulting in a home expressing impeccable craftsmanship throughout,” says Frank Aazami, principal of The Private Client Group at Russ Lyon Sotheby’s International Realty in Scottsdale. “This gorgeous smart home truly exemplifies the pinnacle of refined living.” Jason Easterly and his adept team at Scottsdale’s E&S Builders completed the home in 2019.
Floor-to-ceiling windows and sliding glass doors bring abundant light into the living spaces. The home’s palette is meticulously curated; a coordinated color scheme enhances the tranquility, adds Bill Bulaga, an associate at PCG who is co-brokering the Villa Estates home with Aazami.
“The floor plan is the most functional that I have ever seen,” he says. “With its large back yard and homework center, this home is great for a family with young kids, and because it’s so well thought out, the home is also perfect for an empty-nester couple whose children are out of the house but who like to visit.” Additionally, one of the four ensuite bedrooms is large enough to be a junior master and comfortably accommodate guests.
A large grass yard leads to the front of the house dominated by an expansive patio that encourages greeting neighbors, reminiscent of upscale Arcadia in north Phoenix, much admired for its community feel.
Inside, the rectangular foyer, with a contemporary-style black-and-white coffered ceiling, provides see-through visibility into the great room, past the entertainment patio and out to the pool, grass yard and children’s play area.
Connecting to the foyer is an elegant dining room and the central corridor, which conveniently connects the east and west ends of the house. This split floor plan offers privacy and balance, with the main living areas thoughtfully separated from the master and secondary bedrooms.
If required, the home office could be a fifth bedroom. Also finished with a sleek contemporary coffered ceiling, it is just off the foyer, so clients can visit without walking through the house. High barn doors provide classy welcome from the corridor.
The open-concept kitchen connects to the dining area and great room. The space features top-of-the-line appliances, sleek countertops, high-end white cabinetry with matching refrigerator panels and hexagonal tiles on the floor. A walk-in pantry and butler’s pantry and breakfast bar are included. “It’s a culinary enthusiast’s dream,” Aazami says.
The master suite has accessories niches in the sitting area, and in the bathroom are double sinks, a toilet room and marble countertops and vanity backsplashes. A large walk-in his-and- her closet is included. Conveniently, the master bedroom connects to the laundry room and the kitchen. The three remaining bedrooms are also spacious, grouped around a flex media, computer and homework room. Additional rooms include a work-out room with a side entrance, a contemporary powder room and a pool bathroom.
Ringed by hedges of white and yellow Thevetia trees, the backyard has abundant green space; views of the McDowell Mountains; the heated pool and spa; a covered patio with a built-in barbecue; a swing and slide set; and a sound system. Bulaga estimates that the home has from 1,500 to 2,000 square feet in covered patio –– excellent for entertaining year round and especially in summer.
Bulaga says: “There’s so much space back here for expansion without being cramped: a casita, pickle ball and basketball courts, an expansion of the garage to as many as 12 cars with a tandem set-up and lifts.
In the Scottsdale and Shea roads area, the home is in a community featuring a number of remodels and rebuilds. It’s ten minutes from the shops and restaurants of Old Town Scottsdale and Kierland Commons. Nearby are many golf courses and hiking opportunities.
And, Bulaga says with a smile, there’s no HOA.
